Chief Operations Officer

ROLE

As part of a Project Team and in conjunction with the Project Manager, the Superintendent provides overall on-site administrative and construction management on the job site.

Technical Requirements:

  • Be computer literate (Word, Excel and Outlook)
  • Understand the operation of Smart Phones, Laptop Computers, and I-Pads
  • Have knowledge of construction (means and methods)
  • Knowledge of job cost accounting; job cost estimates and job costs to date (Timberline System)
  • Understand and utilize Micro Soft Project Scheduling Software
  • Understand and utilize Procore Construction Management Software
  • Possess understanding of owner contracts, subcontracts, agreements, purchase orders, and other agreements relative to a project
  • Able to review and interpret project specifications and drawings
  • Possess understanding of building components and systems
  • Have knowledge of estimating, quantity takeoffs and purchasing protocols
  • Understanding of HH2 Remote Payroll submittals and approvals

Management Requirements:

  • Establish site logistics plan for field office, trailer yard, dumpster, etc.
  • Complete daily reports in Procore
  • Report productivity measurements if required
  • Conduct job/task planning analysis and schedule personnel, equipment and materials
  • Daily monitoring of the performance by subcontractors and notification to the subcontractor and Project Manager
  • Conduct site orientations for new employees, subcontractors and visitors
  • Conduct trade foreman meetings to review schedule and coordination issues
  • Maintenance of As Built Documentation

SCHEDULING

  • Develop schedule project utilizing MS Project and upload to Procore for distribution and integration.
  • Determine material and equipment submittal development time, engineer’s review time, fabrication time, and installation time
  • Utilize Procore as integrated with MS Project to update project schedule and develop detailed interim process schedules (3 week duration)
  • Monitor and analyze performance of self-performed work and subcontractors work against published schedules.

SAFETY ASSURANCE

  • Create a site-specific safety plan
  • Manage field operations and document in Procore daily safety inspections and take actions as required to ensure job safety and security
  • Possess strong knowledge of safety guidelines and regulations
  • Conduct weekly employee safety meetings

QUALITY ASSURANCE

  • Create a site-specific quality control plan and implement the same
  • Identify potential errors regarding project drawings and specifications and issue RFI’s as needed
  • Inspect and ensure that quality of all work conforms to industry standards and contract documents
  • Ensure that inspections with independent inspectors, and government officials, including subcontractor inspections, are performed as required
  • Conduct a punch list walk thru with each subcontractor

Relationship Building & Leadership Requirements:

  • Ability to work well with others to resolve jobsite issues
  • Ability to build positive relationships with Owners, Design Professionals, Triangle personnel, and “manage” subcontractors
  • Provide direct supervision and leadership on job sites
  • Attend Owner/Architect progress meetings and participate as required
  • Conduct trade foreman meetings to review schedule and coordination issues
  • Provide mentorship to Triangle’s employees
  • Participate in monthly superintendents meetings

JOB REQUIREMENTS & SKILL SETS

Education and Experience

  • Minimum – High school diploma or GED. 4 Year Degree in Engineering or Construction Management preferred.
  • 5 years of experience in construction-related management capacity
  • 30-Hour MIOSHA Certification or OSHA certification.
  • Certified in CPR/First Aid
  • State of Michigan Storm Water Operator Certification, if necessary

Technical skills:

  • Must be computer literate (ProCore, Microsoft Project, Word, Excel, Outlook)
  • Must understand contract and subcontract agreements
  • Must be able to read and interpret blueprints, contract drawings, and specifications
  • Must have thorough knowledge of all aspects of construction
  • Must have the ability to manage time effectively and plan
  • Must have knowledge of safety guidelines and regulations
  • Must have knowledge of job cost accounting practices and analysis of reports

People skills:

  • Must work well with others especially in stressful situations
  • Ability to build relationships with Triangle employees and subcontractors
  • Clear concise communication skills both written and verbal

Problem Solving Skills:

  • Ability to take a task with minimum direction and complete it
  • Ability to work with others to resolve jobsite issues
